Position Summary
The Vice President of Maintenance is part of the Maintenance Services Corporate team and is responsible for (1) ensuring environmental compliance, (2) ensuring properties are functional and maintained, (3) driving action to preserve the property asset (4) Drive policies and process that mitigate risk.
Job Duties
- Oversight of facilities and building equipment to ensure properties are safe, clean, and functional
- Able to evaluate the Division’s operations, identify risk potential, and provide solutions to reduce liability.
- Responsible for asset preservation actions that reduce water intrusion in Portfolio.
- Partners with Apartment Development to drive improvements in building systems and function.
- Partners with Community Management to ensure routine maintenance is effective.
- Partners with Capital Planning teams to prioritize projects that preserve the asset.
- Performs analytics, reporting, and performs root cause research, and recommends improvements.
- Reviews building systems (HVAC, plumbing, roofs) to help with capital planning justification.
- Responsible for identifying, preventing, and mitigating risk for the Division
- Evaluate operations, processes, and procedures to identify potential risk areas for the Division.
- Partner with Risk Management and Legal to develop proactive solutions to mitigate risk.
- Committed to continuous improvements and adaptive management from lessons learned.
- Responsible for all environmental areas for the Division and ensures compliance
- Strategic leadership, technical expertise, and support for all Environmental programs such as:
- Asbestos management, hazardous material management plans, and mold management.
- Environmental water oversight (ex: legionella, water quality management plan).
- Financial oversight and accountability of all environmental expenses for Division.
- Manages regulations that impact the business and implements compliance measures.
- Leadership of property damage and remediation incidents for the Division
- Oversight of process controls, reporting, budget forecast, and overall work performed.
- Ensures high quality and compliance process management of all mold remediation.
- Leadership of team that self-performs work, manages incidents and vendor management.
- Partner with Risk Management and Legal departments to reduce incident exposure.
- Responsible for reviewing trends, understanding root cause, and driving prevention actions.
- Leadership and management of preventative maintenance programs and inspections for Division
- Leads centralized team that partners with licensed Contractors to perform SB721 inspections.
- Leads in-house preventative maintenance / in apt unit inspection team that supports Portfolio.
- Ensures preventative maintenance routines are performed to improve HVAC system function.
- Reviews inspection output and drives improvement (process, maintenance routines, capital projects).
Minimum Qualifications / Other Expectations
Education & Experience:
- BS degree in industrial hygiene, engineering, or environmental science preferred.
- 15+ years experience in maintenance, facilities, environmental or engineering.
- 7+ years experience in leading people and teams.
Other
- Certified Industrial Hygienist (CIH) preferred.
- Facilities management certification is desired but not required.
- Construction certifications is desired but not required.
- Proficiency in Google Suites, Salesforce, a capital project system (PPM preferred); familiarity with RiskonnectRisk Management Information System.
- Experience and knowledgeable in apartment construction; knowledge of construction designs.
- Strong leadership experience and strategic thinker.
- Experience in leading through influence, collaboration, and analytics.
- Ability to communicate effectively, both in writing and verbally in a collaborative manner across the organization.
- Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law.
- This role requires the regular and frequent operation of a vehicle, as defined in the Company's MVR policy, and is part of the essential duties of this position.
- Ability to work evenings, weekends, and holidays when there is an emergency.
- Travel required to San Diego and Northern California (up to 20% of time).
Compensation
Base Pay Range: $214,700.00 - $289,900.00
Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
